Hello,

thank you for your reply, i am not lazy or foolish. I'm not simply writing off NJ the state i just want some information from investors in the state to further help answer some questions. What kind of rentals do you have such as MF? im looking for a buy and hold long term rentals. I live in paterson and wouldn't want to invest here but i am open to other cities in NJ. What would you recommend for finding a good investment rentals such as sites to look for. Also, i have done some of the numbers and im not getting huge cash flows around 300 to 450 monthly on MF maybe im doing the numbers wrong but im very open to know what i can expect.

I am looking to invest in NJ buy and hold but the taxes kill the cash flow would wanna know if i should invest outside the state with good cash flow with property price ranging from 100k to 200k i am looking for value.

hello everyone ive been studying real estate since in high school but always taught you needed tens of thousands of dollars to star. I save up enough and recently graduated college a few months back. I want to know what i should do to get started on investing in rental multi families. How much should i have down, what pointers can any one give me so i can be prepare as much as possible. Looking for monthly positive cash flow on the rentals enough to get a 5 to 7 percent Cash on cash return on the property. If the numbers from my wants is even possible in the NJ market. Hello, i just graduated 3 months ago i currently dont have a job yet i have a online store i want to know if i should use this 40k towards either investment which is real estate rentals or open up a store front or stocks. im 23 i have 3 years emergency savings and other savings i have 8.8k student loan not to worry about it. what should i do

thank you, your right after speaking to a friend of mine who went she explain it wasnt worth it. I am looking for a mentor around NJ that has years of experience in flipping and have rentals so i can learn everything i possibly can. how can i find that here? is their a section for mentors ?
