What should i do with 40k real estate, or store front, or stocks

Hello, i just graduated 3 months ago i currently dont have a job yet i have a online store i want to know if i should use this 40k towards either investment which is real estate rentals or open up a store front or stocks. im 23 i have 3 years emergency savings and other savings i have 8.8k student loan not to worry about it. what should i do
