@Greg Scott you are totally right, I should’ve asked the people that are handling the 1031, it’s so obvious now.

But who knows, it may of helped someone who may have the same question here on BP.

I recently sold a property in Duluth MN, and have the money in a 1031.

Is it possible to buy more than one property. Using the money in the 1031 for the 20% down stroke on multiple properties.

Would appreciate any help in this matter.

Thank you so much for your detailed advice.
So I actually made a sale today and place the money in the 1031. I intend to purchase a property with this and say in six months, refinance and extract my original money. If I were to sell this new property, is that when I would pay taxes, or do I just defer paying the taxes and 1031 again.

I have a 4xunit building in Minnesota selling for 240K, of which 106K goes to clear the bank, leaving 134K. 

Through a 1013 exchange, would it be possible to purchase a new property, for say,280K using the 134K plus 46K mortgage from the bank, of which I refinanced in 6 months and retrieve the balance of the money, leaving behind the 20% for the bank.

Would the deferred tax situation for a1013 exchange remain the same.

@Jaysen Medhurst your right, after a long hard think, and your answer, I’m inclined now to think absolutely no value will be added to the building. And on top of that, I would suppose I may even have to drop the rents to get the place rented. I doubt if I could even raise rents to recover my 12K.

Sometimes a good splash of reality in the face is what is needed. Thanks Jaysen, much appreciated. What was I thinking.

Hi everyone, I have a question that I would appreciate hearing back from the BP community.

Would separating the utilities in a duplex, add any value, or be a good move for a duplex I’m thinking of purchasing, cost around K152, and separating utilities around K12.

So we have what not to do with seed money, so how about what to do with it, to keep it seed money and your number 1073741824, looks like bytes to megabytes, and a whole lot more. Please educate, or at least point us into the right direction.

Hi Joe, could you give us an example of how not to use up the seed money. I think a lot of us may not be sure of how this can be done, and are mixing it up with BRRR method. I have noticed you have mentioned this seed money on another thread.

I’m very curious to see your answer.
