@David Chin why did you pick Indianapolis, could you give us some insight into your thinking. Are you thinking Indiana, or other parts of the state. If it is Indiana, which area in the city. Sorry for all the questions, but I’m curious to figure out different investors criteria for choosing a city.

@David Chin I agree with @Jaron Walling by renovating to a higher standard will make a huge difference, especially when times get tough, the few potential tenants will gravitate to the best looking apartment, all else being equal.

@Jaron Walling tell me about it. The only good thing about it I was able to finally get some good tenants in, and most things will last a while as I totally gutted all 12 apartments. Could of bought another 12 units with the money I sunk in there. Lesson learnt I suppose.

@David Chin a word on your Brrrr strategy, make sure you are very confident in your rehab budget, and the area where you are buying. Must buy right and rehab to the standards of your surrounding neighborhood.

I personally overspent on my budget, easy to do, and was not aware of the pricing of the average MF buildings in the area, as I bought three at once.

So the point of the comment is do your research, and then some. Good luck.

Hi @David Chin want to do the very same thing, so I would be very intrested to follow along with your progress.

Bought some property up north Wisconsin, rehabbed those properties, got a substantial increase in rents but very little appreciation, and very little prospect, at that. So was looking to invest out of state. Have been told by those wiser to buy more than one property for an out of state move.

Where are you investing at present, and why the move, just curious.

@Joey Newton Hi Joey, I bought 3 quadplexes three years ago. Original price was 100K for each building, I put approximately another 100K in renovations for each. I’m renting on average about $720 per apartment, but these are totally updated units. Be very careful with deferred maintenance. Could be the very reason they are selling. Also vacancies can make or brake you. Please feel free to PM if you have any questions.
