Celebrating my 1-year anniversary with My Automated Deals. I really thought that this wouldn't work because of the different reviews I saw here after I signed up and used their services for how many months. I realized that you can use someone's system and approach, but it will still really depend on how you use it. It may not work today, but as long as you know what you're doing, you'll get there in no time. Successful investing takes time, discipline, and patience. No matter how great the talent or effort, some things just take time. If everyone is moving forward together, then success takes care of itself. 11 deals closed for 2023 and counting!

Posting this not to brag but to ask what are you doing that you find not working for you? Maybe it's time to open our mind and embrace new method that's actually working. These are all my thoughts after the trial and error I've been through before closing my deals. Hoping everyone to keep motivated!

I absolutely hate cold calling. It's definitely a weakness of mine but something I'm willing to improve if it's the absolute best strategy for reaching out to potential leads.

Does anyone have any cold calling scripts they'd be willing to share...OR...any other methods besides cold calling for reaching out to potential leads?

I also hate cold calling tbh but so far the one of the most effective way to generate leads. I have cold callers now that helped me do the job more easier and effective

I'm a new investor and am using wholesaling as a strategy to build capital so that I can eventually scale to buy and holds. I felt very confident about this plan until actually working deals. Wholesaling is very time consuming, and the return on my investment of time and effort is not always guaranteed or worth it in my opinion. What other strategies would you recommend when getting started in investing with minimal capital outside of wholesaling  (by minimal I mean about $60K of my own money). OR - should I stay the course with wholesaling, keep trading my time for dollars for a while, and learn as much as I can before making riskier investments?

I'm a virtual wholesaler. I started with around $1k to set up my team, from dialer to list. I made around $20k with my first deal. Now making 2-3 deals a month because from that investment I made a yr ago. You don't need to invest that much to get started, it's just a matter of having the right people to help you

Hi Marie! Would love to be at a point where I’m closing 2-3 deals a month. Do you mind if I DM you to ask you a few questions about your initial setup?

 Sure. Glad to help you

Any thoughts on who or what the best wholesaling coaching or mentorship program there is out there?

I never tried paying for a mentorship alone but a package which includes a VA who helped me get my deals and a lifetime access to mentors which I found a big help than just a mentor alone.

Quote from @Felix Lilly:

Hey BiggerPockets. I had a question here: I am newly getting into virtual wholesaling and I found a fixer-upper property in Idaho for $110k. If I called the landlord of that property and pitched a deal for around $90k, and he accepted, then I get the contract for his property. After that, I post the contract up on the MLS or Craigslist or wherever and put my new contract up for $120k for example. The difference between $95k and $120k is $25k which means I would pocket $25k. Who is it exactly who sends me the check for the difference?
