No license is like throwing a lit firecracker (M-80?) at the property to see what happens! Be smart use a licensed electrician, verify with your state website his/her credentials; have them pull the permits in their names on your behalf NO EXCEPTIONS

I never knew in my personal home that there was water leaking in from the outside into my panel until I did a bathroom and kitchen renovation; the wires were frayed, rust in the panel (just a hot mess); the electrician said I was ONE lightening spark away from a hazard (including death or injury of myself or my family). 

End result was replacing the panel and other updates including rewiring my first floor and knowing my family and home are safe was worth the $6,500; then next summer complete updates on my second floor and second basement. 

Use licensed professionals only! Do Not Cheap out on this one.

Great List! As far as listening or watching the Podcasts, I prefer to listen. I downloaded over 300 of them to a thumb drive and listen to them while driving (I drive for a living) so far I average 2-3 podcasts a day. 

I just need to get the audio edition of these books to listen to them!

@Marci Fournier Welcome! I'm still a newbie and learning everything I can, also from Massachusetts.

1. Go to Meetup.com and search real estate, real Estate investing groups and attend ones in your area. Lots of networking opportunities there. Have some business cards printed up; take a card, give a card. Contact them, see if they will meet you for coffee sometime. 2. Listen to the Bigger Pockets Podcasts everyday. You can download them to a thumb drive and listen in your car while driving to work or wherever. There are over 300 of them, jammed pack with the information you need. I call it Real Estate radio; I listen in my car and at home. Best of all its Free! 3. Think about taking a Real Estate classes; I just finished mine and it's a great foundation of knowledge whether you take the real estate license exam or not. 4. Read, Read, Read everything real estate. On Bigger Pockets there are several Free books and articles that can be downloaded (and printed); start with the Ultimate Beginners guide to Real Estate investing by Brandon Turner and Josh Dorkin. Read Rich Dad, Poor Dad; and many other books recommended on Bigger Pockets. 5. Also join a Real Estate Investors group in your area and attend the meetings and get active.

@Dustin Gale I'm still a newbie and have downloaded all #300+ podcasts since Oct 1 I started at #1 and I'm upto #90! I drive for a living and can listen to at least 2 per day. Thanks for your the favorite list. Keep listening.

I thought about doing something like this south of the Boston Area! I hope it goes well for you tonight!

@Elle S. I bookmark it on my laptop.

I'm in Massachusetts and they don't offer online classes here. You must actually take a live class where there is an instructor available; (or go to a real estate office and watch videos) I find I like it better because of the interaction with the Instructor and other students (its been a great way to network with some of them).

I did earlier this year take online for my mortgage license and found it difficult to get questions answered right away. I prefer regular classes.
