@Jasper Son I invest in Rochester. It’s very rare to offer well below asking in a hot market like this where the homes go very quick and usually well over asking. The areas I pick are close to the University. Most of my tenants are grad students or young professionals. They pay on time, even a week in advance. Although N Winton, which is the area you picked, although not bad, would not be my first choice. Try looking in the 19th Ward, South Wedge, PLEX (but not all areas are good) .

@Esther Garcia you need a realtor who deals with investment properties, a loan officer, a contractor who can take care of the property. You may opt to self-manage if doable like I do.

@Alecia Loveless I give my tenants up to 5 days to pay rent after rent is due. After that there is a 4.5% late fee. My tenants always pay on time. I don’t bother them to remind them that they’re late even, (they never are). I don’t have to remind them because they get an automatic invoice 5 days before rent is due. Today, one tenant paid 2 weeks in advance!

@Carolyn Fuller I use Tenant Cloud, but recently discovered Turbo Tenant, which I used for marketing. I got over 225 leads for the two units use will be available in Jun and Jul. Rented one out just recently- lease signed, security deposit and first month’s rent paid. I think I will be switching over the other units to TurboTenant. I get a response to questions quickly, unlike Tenant Cloud where it would take a day for a response.

I have 2 units available in Jun and Jul and I got more than 225 leads.  These properties are close to the U of R, about 1.2 miles.  There’s a shortage in rentals in Rochester.

I manage my own properties in Rochester.  I have a maintenance guy who is there for any emergencies.  I also bought home warranties for each of the units.  DM me if you have any questions

I love Rochester.  I noticed though that prices of real estate have gone up.  Bidding wars have pushed prices up.  I’m still hopeful I can find great deals.
