Unfortunately, I had the same experience as @Daniel Kong. I needed a quick closing so I called them. Promised they could close in 2-3weeks and rate was competitive. It was a literal bait and switch. No change in any of our docs or circumstances but the fees and actual interest rate increased with NO explanation as we moved forward. I immediately contacted another lender.

@Edward Allport my experience is the same in this metroplex. We've been able to find a few deals but it's extremely tough. We started with a HELOC and eventually just did a refinance. I'd definitely stick with the HELOC if your rate is reasonable.
