where can I get postcards and door hangers designed online at? 

I'm just starting out and i purchased an absentee owner list from listsource (1,000 leads) and mailed to them using gobigyellowletters.com postcards. should i be able to land at least 1 wholesale deal by sending out that many postcards? i also have a list made up from Driving for dollars that im getting ready to mail out. I tried with letters before but this time im looking to send postcards. 

Been trying to wholesale for a few months now and land my first deal. No luck yet. Been driving for dollars and mailing them letters. I've also pulled 290 leads from listsource . No luck there. I'm in the tampa fl and pinellas county area. Any suggestions?

how to estimate rehab cost for investor when getting a wholesale deal together for I can submit my offer price to seller? 

I haven't talked to realtors yet. Will they run comps for me for free or will it be a fee?

My tenant have not paid me rent yet for the month. they say they will have the money next week on the 27th. So I'm giving them until then. If not paid then how to evict them?. I know I have to send them a letter but how long does the eviction process take?
