Howdy BiggerPockets, Riddle me this,

If I'm looking to wholesale a property from the MLS but don't have an end buyer lined up just yet, how do I show proof of funds so that I can put in an offer on the property?

I've found that just looking at properties and the numbers presented by the ad isn't a good determination for a deal. The way to know for sure is to use a calculator or spreadsheet and run the numbers. Your numbers won't lie to you. Brandon Turner said that 90% of the properties you find are bad deals BUT you'll never know without running the numbers. I recommend the BiggerPockets calculator.

I'm in the exact same boat right now. I've been working with a team of investors and wholesalers here in Texas that are showing me the ropes and teaching me as I go. What kind of wholesaling experience do you have and does your job correlate with real estate right now?

Howdy Matt! Welcome to Biggerpockets! :) A piece of advice I could give is to always be patient with investments. A great deal can take time to come around, even in a hot market like San Antonio. Always keep your mind open to education and accept advice from people that are actually doing things out there. I'm still a newbie but I'm learning day by day and would be more than happy to help you with the knowledge I have learned.
