Howdy BP! Quick question for you guys...

How do I get a phone number from a list I downloaded from List Source? Is there an app or service that I can plug the list into that will scrub the names?

I bought a list from listsource. I have about 270 mailing addresses for my first campaign. I’m wondering how I should mail out to these people. I’m targeting negative equity properties but am not sure as far as white letters or yellow letters, handwritten or typed, mailing frequency, etc. I’m looking for some experience because I’m definitely feeling like a noob.

As for legality, bandit signs are illegal.  The City of San Antonio adopted a new sign ordinance in last year (view ordinance https://docsonline.sanantonio.gov/FileUploads/dsd/...).  If you'd like your sign to be compliant, you need to pay a registration fee, then buy permit sticker for each sign.  This would be extremely costly to do.  The good news is enforcement is almost non-existent.  You basically will need to be caught in the act of placing a sign in order to get ticketed and fined.  I have thrown thousands of signs and never been ticketed. 

In some municipalities (Windcrest & Balcones Heights) you will get a call from the Police Department or Chief of Police.  They try to scare you, threaten to fine you, say they'll find you, ask you to pick all the signs up, etc.  It's all BS.  Just be polite, end the call,  and go about your day.  

 Nice! That’s exactly the answer I was looking for. I’m going to give the signs a shot because of my abundance of time and shortage of money but thank you for the answer Seth.

What sort of fines have you guys encountered from putting up bandit signs in San Antonio? I’m going to start placing some around the city with my google voice number attached but I want to know what to expect.

I’ve heard similar complaints. I think they actually have a forum devoted to tech complaints. It might be worth a try to let them know your experiences.

I watched a video explaining getting my real estate license and wanted to get recommendations on real estate schools. I was looking at Champions but I only looked at them due to google reviews which can be spoofed. Any help is appreciated.

Hi there everyone!

Exciting news! Just got my first flip under contract. I finally pulled the trigger today. I'm very excited and emotions are running high but I know the real work begins now.

I have some hard money lenders lined up to give a call to tomorrow but I wanted to see if anyone had recommendations for my situation in particular. In order to get my foot in the door on this deal I offered $54,500 in cash and stated that I could close in 10-12 days. My closing date will be on the 5th of September.

I'm looking for different rates at this point and can give further information if need be.
