I have 5 units in Rome I am looking to sell for $47500 obo. Here are the details:

- 3 brick buildings on corner lot- 2 buildings are duplexes that contain 1b/1b and 1 building is a single unit 2b/1b.

- Currently only 1 unit is rented month to month.

- Rehab estimate: $30k needed to get the other 4 units rent ready *

- Gross rent once rehabbed and rented: $2100 per month. *

- There is also room to build more units behind the current units in the future.

- Buildings are in South Rome (Porter St.)

- More exterior/interior images will be uploaded soon.

*Note: Rehab and gross rent numbers come from property management company I have communicated with while doing due diligence on the property.

I have a property I am looking to wholesale. It is located in Crandall, GA about 2 miles from the proposed Appalachian Regional Port, aka. inland port, which $19.7 million in funds was just approved for with a completion date of summer 2018. Property is just off Hwy 411, north of Chatsworth and east of Dalton.  I have other projects I need to focus on and need to wholesale this one. Good rental or flip property.


Here are the numbers:

1488 sqft. 3 bedroom, 2 bath on 1.03 acres with detached 2 door garage.
PP: $70000
Rehab: $10000
ARV: $110000 (I have comps I can provide)

Must be able to close August 19; Buyer will pay closing costs.
