You have a $12k car note. Sell the vechile, pay off the loan, and by a good used car at wholesale auction for half of what you owe now. A car is a liability not an assest. Treat it as such.

House hack with a 3.5% FHA loan on a 4-plex. I wish I would have done this in my 20's. I would be so much further along now. Here is a good article on the BP blog that talks about the concept.

Asking 99000k for the home.  Estimated rent for the home is $795.

I am looking for 100% financing for 11 properties (6 mobile homes and 5 houses; all 2/1) that I would like to purchase.  Total rental income is $4940 a month. Looking for $250K .  The properties are located in TN.

I will also add that I purchased a HUD home in an online auction last July and have owner occupied it since then. Slowly made improvements to it with some work still to do but am looking for a fix and flip to buy. Thanks
