Does anybody know of any programs that can scrub an excel list for duplicate names?

@Brandon C. Yea we should definitely all meet up maybe sometime this week.

@Ubong Ikpe Your right you can still get an FHA loan, but it wont be 3.5% down. If you know something I don't please lead me to your mortgage guy lol.

Hey @Elisha Keller you're about 45 minutes away. I have not met with anybody from Delaware yet, but it looks as if we will be having a Delaware meeting soon!

Hey Rick,

I am not an expert on wilmington, but I know a little bit, and have friends who live there. Is there anything specific you want to know?

Hey Ubong I live in Newark and I would love to meet another like minded individual in Delaware. I'll send you a colleague request and when you get it just message me.

Rafael I am pretty sure you can get an FHA 3.5% loan when buying a multi-family as long as you are living in one of the units. At least this is what my mortgage guy tells me. That is what I plan on doing soon.

@Greg Wilson Thanks for the great advice. I view it flip flopped as an investor who is also a realtor. What do you think about the sample I just posted?

@Derek T. I agree, that is the same reason I got my license. Have you tried a campaign with that letter? I'm trying to think of a way to get the same message across, but in a shorter letter. How do you think this sounds:

" I want to $BUY$ your house at ______. p.s. By the way, I am an active agent with ______ and can use my expertise in real estate to help you buy your next house."

I think by keeping it simple to get them to call, and then going into detail with people you get in contact with would work best. What do you think?

Does anyone know of a good way to tell people you are a realtor in a yellow letter, but keep the feel of the letter personable and not corporate?

Thanks for all the responses!

Grant- Wow, that is good to know.

Mike- I see you are in Delaware also, do you have any you would recommend?

Karen- Well ill start my learning now, how have things changed?

J Scott- What if I wanted to start as an agent to learn the market, and build capital, then become a full-time investor in three years? Should I start at a large brokerage, and then move to a cheaper one after I get the hang of things?

I plan on getting my real estate license in the near future, and was wondering is it realistic to be able to work for a brokerage at 19 without any formal experience? I read you only need a high school diploma, but I also realize that minimum requirements are not always enough anymore.
