I did one already using the analysis form from B.P. I recently got in touch with someone who is a buy and hold himself and he's going to go over the analysis part with me.  My cash buyer cares about buying low and renting high and this looks like the perfect opportunity.

Hey B.P. I was wondering if I can get some input into my situation. I'm at the beginning of my Real Estate Investing career and I may have a good opportunity here. The agent I'm working with is a part time Investor herself so I trust her judgment. She showed me a single family home that needs a lot of work. We both have an ARV estimate of $130,000 for the property. One of my potential cash buyers is a buy and hold investor and is willing to look at anything I have on contract. The property isn't listed in zillow, redfin, etc. The owner would take $46,000. I was thinking to wholesale for $56,000 to my end buyer who does her own rehabbing. Any thoughts ideas or suggestions are welcomed! Thank you.

The market in the area is good for homes from 150,00 and less, mostly single family homes like this one.  There are good comps. to support that as well.  I have a few hard money lenders on hand although I haven't approached them yet with negotiations regarding this property.  I would imagine that my offer would have to be accepted first before I can look for any lenders/investors.  The issue I'm running into is getting into the home since it's a foreclosure.

Hey guys, have a question for the masses and any answer is helpful.  I came across a foreclosed property for sale at 79,900.  It's a 3 bed/1 bath approx. 1,768 sq. ft.  now the comps. suggest re-sale value of the home (after repairs if needed) to be anywhere from $ 130,00 and up.  I'm looking into wholesaling as a strategy here but if it doesn't need a lot of repairs and at this price maybe a quick flip is in order? Thanks guys.

Awesome! I already have a craiglist ad stating what we do.  It states our services as is pertains helping distress home owners.  Is this the type of content that I would be putting into my postcards as well?
