This has been an unbelivable thread, thanks to all who pitched in.  I love soaking up all this information!  @Giovanni Isaksen the graphs look very useful.  If I wanted to do an analysis in my market how should I approach it?

@Frank GallinelliGreat idea.  There are duplexes around the area including multi-family residential housing close to the schools as well.

@Frank GallinelliI went ahead and checked out Real Data website and it had a lot of useful software.  I just want to provide the most accurate analysis as possible with an emphasis on "accurate".  Also I had mentioned earlier that a local college has been recently buying up Apartment complexes in the area, possible partner? What do you guys think?

@Denise EvansIn your experience, how important is it to already have a architectural design on hand.  Can you verbally describe the size of the lot including # of units, dimensions, etc. without the design?  I'm privy to how that process works assuming a company would charge a significant amount for designs.

@Denise EvansThank you so much for this information!  The local college has been buying up Apartment complexes nearby.  There is land available within a few blocks of the school.  I'm still doing more research in my market but the need for Apartment/Dorm type properties is there.

Can a Pro-Forma also be used for presentation purposes such as a new project for an apartment building? BTW thank you for the information!
