Another home in this gorgeous area was just reduced to $249k! Was selling for $300k+ in the last boom. 

A state of the art hospital just opened in Bonita Springs, another large shopping development coming to Coconut Point. Right off 75 they are building a Starbucks. Logan Rd will connect Immokalee to Bonita Beach road next year (where these homes are located). 

get In now before I start a topic in 5 years saying 'I told you so!'

Just giving my investors out there a heads up that I feel Bonita Springs is about 20%-30% undervalued right now. Naples has been pricing people out of the market, its hard to find non-seasonal/year round rentals, schools are good (Naples are better), lots of land to develop and new things are happening (starbucks moving in, new 4 lane road coming out East, etc.)

Lots of opportunities to buy newly built townhomes/homes/villas in classy communities with good tenants for about 20% less than 2006 prices still. 

I'm offering free Property Management for 1 year for the first 3 investors to purchase with me in Bonita Springs. I'm targeting 1 myself and will manage it so I can afford to manage a few others nearby. 

Contact me for a list of motivated owners selling nice 2-3 bedroom homes!!

its not based on per unit...its based on size, location to the ocean, bay, US-1, 95, etc. as well as replacement value...hurricane windows, new roof, elevated access points, etc. all make for lower costs..

Like my listing for a 4 unit building in miami Beach..we have full impact windows and all the front doors are up 3 steps except 1. so we have really good coverage for under $10k/year. other buildings pay $7k and don't have flood or have very low coverage.

Questions before I can respond:

How do you House Hack a seasonal rental?

What is "extended stay"? 

Sounds like you want to buy something to hopefully retire to one day but essentially want to break even for the time being?
