I think the best place to start is your local area. Start attending local REI meetups and let your circle expand from there. I attended many many meetups before i got into my first BRRR property. I still go to learn and network. Happy to assist if you're ever looking in the Texas DFW area.

I use Marshall Reddick out of Ca. for all my hard money when buying here in Texas.  Ask for Levi!  They're great to work with.

@Ryan Wilkerson I have one very similar that I'm refinancing here in Texas (almost exact numbers). I decided to do a 3 yr interest only at 7% with a 12-month lock-in. I have similar equity but don't want to sell it in this market. With the values here strong I'm just going to hold it for a bit. I'll only do interest only for a short period, but it will allow me to hold it and not have to put additional out of pocket money in. No penalty if I sell after one year. Tax breaks are great with a BRRRR as well. It gives me time to allow values to go back up and still hold my investment. If you just absolutely need to money than sell, but I hate losing an investment property.
