I would recommend getting an engineering company to come out an assess the damage. I recommend ProCheck Engineering. They charge $380/structural report and will tell you exactly the solution to remedy. Then you'll take the engineering report to a list of contractors (ProCheck has good recommendations) and get a quote on it. It's tough to say without seeing it or getting it assessed.

If theres enough equity in the deal and you can close in cash/hard money (banks won't lend to foundational issues) then it may be worth it. And option would be to lower the basement while you're at it and then refinish the basement to add sqft'age.

I would make sure you understand the rehab process thoroughly so you're budgeting your numbers correctly and not going to run out of capital. Talk to lenders ahead of time regarding a refinance and make sure you can qualify for it.

Springfield has some cheap property, I looked over there at some duplexes for $15-20k.

@Jason Ma Congrats! Was anything done differently with the second appraiser I.e handing them comps, cleaning the house, etc?

I do not, but Airdna.co may allow you to use the "Rentalizer" for free to analyze the current rentals. You can also look at existing Airbnbs there and look at their calendar "availability" to estimate how much they are making in revenue per a month. Good luck!

I would make sure to read the condo association rules/regulations before you buy any property for an Airbnb. Many COA have rules against STR. If you can find a smaller condo association who allows it and plans to allow STRs perpetually you should be good.

I always recommend smaller studios/1bds to reduce the risk of parties and lower your furnishing costs, but everyone has different strategies. Good luck!

It's a great city, but I'd still recommend some time spent out here to at least see if the city is of interest to you! Maybe a week flight, affordable Airbnb, and rental car will give you a better idea of if it's the right move.

@Mike V. That's a rough outcome. Sorry to hear. Being in the STR business myself I know how hard it can be to enforce guests getting any third party renters insurance or traveled insurance. Maybe an idea would be to charge them a little extra and process that on your end in their name?

@Benj Ecker If you only have $35k total to invest, I would suggest buffering for some reserves as well. Here in Columbus, OH you can find lots of B-/C properties for the $100-125k range. I would recommend to hone in on a market and identify your core 4 there - agent, property manager, contractor, lender.
