I think it’s very critical since it’s the foundation of your investment (you can’t move it once you buy it). C, C-, D class come with their own unique issues.

If you want to see an example of a map of Columbus, OH that I’ve mapped out by ever neighborhood grade I’d be happy to share.

Thanks for your note, Marc! What doors do you think would open as a result of getting a real estate license? More on the networking side? At this point, I'm only interested in being an investor, not an agent working for others. Thoughts?

You can help more people, more exit strategies with a deal, you can pay yourself a commission to buy deals, you get access to a great database of on market properties, you gain more credibility, etc etc etc.

It’ll be an investment loan but in your personal name so lower interest and a 30 yr term vs a traditional commercial loan.

You won’t be able to qualify for the loan yourself - you’d have to do conventional 20% down and have a co-signer.

If you did an owner occupied and had a family member co-sign, you could do a single family unit 3.5-5% down.

Call other investors who own multi family there and ask them who they use. Ask other agents in your area. Look at nearby towns. See on Zillow what houses are listed for rent and by who
