Cash Flow properties in Dallas, TX

Hello! I am currently looking to take my first step at being a REI. My goal is to purchase cash flow properties (based off BP podcasts) that creates enough income, that'll allow me to leave my current job, within 3 years. I just moved to the Dallas area this past summer. Any tips on finding cash flow properties and what to look for when viewing sites like zillow? Thanks!

@Gabriel Lopez welcome to BP.

Most SFH don't cash flow much if you are financing them. That is a lot of properties to buy and manage in 3 years. Yes it can be done but it is not easy.

The best deals are found off market. Especially in hot markets like we have now. Sites like zillow etc are not likely to get you the deals you want or need. Unless you already have a pile of cash, you are going to need to buy below market and usually buy fixer uppers so that you can add value by renovating them. (look up BRRRR here on the site) The best deals are found off market.

Good luck
