Hi Adam Craig,

You have a very logical way of thinking about the benefits of investing out of state, and in turnkey investment properties.

As the founder of one of the largest turnkey property providers I can tell you that it is one of the best ways to invest in out-of-state rental property -- especially from a time perspective (as is the case with you).

Your concerns are all valid - you want to work with a company that you can trust and will look out for your best interests. Where I would disagree with you is on the purchase price... You don't always pay retail (or above). I am saying that from my/our own personal experience over the years.

There are a lot of good opportunities today in markets all around the U.S. Look around, do your due diligence, ask a lot of questions, and invest wisely!

Hi Jaime Nichols,

1. Don't rush into anything... Take your time and research your options. Real estate is my favorite choice (SFD, mult-units), but you can invest in performing notes, syndications, private placements, etc.

2. With real estate, be sure to choose your markets carefully. Consider the health of the housing market and the local economics. Then look a the neighborhood(s), and finally consider the property's condition and cash flow.

P.S. Don't post your investment capital on BP. Keep it private. :-)

We deal with this all the time. I always tell our investor clients to shop around, ask lots of questions, and pick the best product for their needs. Of course the relationship with the lender or mortgage broker is important too, but you will never know what that's like until you start a conversation.

I'm pretty familiar with Motor City. I used to invest there quite heavily in 2004. In fact I was there once or twice EVERY month throughout the year! I liked the revitalization that was coming along downtown, and only wished that it kept going.

Anyway, those days are gone, but I still work with real estate investors around the world helping them create wealth! :)

Don't feel apprehensive about investing out of your local area. Some of the best deals you may ever find will likely be out-of-area investments. I am an out-of-state investor (bought over 100 units), and 95% of our clients are all long distance investors buying "turnkey" rental properties (not wholesale or fixers).
