@Henry Lazerow

Ohhh Taxes....True taxes are killing SF in those areas that’s why I’ve started looking for 6-units buildings in suburbs and learn tough lesson that is not easy to get anything, competition is high, finding deals almost impossible

Should I wait to market cool down?

Should I switch to C areas west suburbs ... so many things going thru my mind now....ughhh

@John Clark

@John Clark

“Rough” but you might be right maybe my vision of investing model is wrong

What would you recommend ?

I’m not considering south side suburbs or South Chicago as my investing areas

What model would you recommend in hot market? Wait to cool down ? Invest now? How to find good deal ?

Thank for advice

Hey everyone

New investor here

Can you guys classified what’s considered A, B, C, D locations in northwest & west Chicago suburbs,

I’ve been looking like crazy to find an apartment buildings to purchase but getting outbid by a lot, all multi units properties getting almost full price offers & close deals (where full price numbers doesn’t make sense!!!)

I’ve switch my hunting in to apartments with HoA but seems to be same, so I’m consider that maybe I’m in wrong areas A or B ? Or maybe market is hot?

Any advice on multiple questions I’ve made in this post

Thanks

New tenant screening ! I will have a new tenant on my first property as a landlord officially(previously rented to my family) so I’m wondering what and how or where I should check their score, or background or previous evictions.... how ? Where? Any recommendations? Any websites? Should I pay for it? Or tenant should pay? Or I can get somewhere at no charge? Just asking, any advice is helpful Thanks guys
