@Lisa Cottrell thank you for reaching out. Yes that was the idea I can have access to the scheduling piece but more so if something is needed at the property maintenance clean crew etc. Or do I go the route of long term rental where some of those things are still needed, not as often and prices much much lower.

I am looking for my first set of properties in Tampa area and pm is definitely where I am spending the most amount of time reviewing as I am in CA not planning to be in Florida for day to day operations. Could you share contact info for your mom n pop outfit?

Good morning BP,

Looking for insight as to how you have established a boots on the ground team when investing out of state. I live in California, want to invest in Florida. This would be my first out of state investment, looking for some insight because some of these PM companies especially for STRs is HIGH and turns some positive deals into bad ones.

Hello BP,

My family and I for years have been long term rental owners here in CA. We recently took a brief exit because of a bad tenant experience and CA landlord laws are not the most forgiving or easy to navigate.

That being said I feel like I will be taking my talents to south beach, or Tampa or Orlando for that matter! When investing from a distance I understand the team around you must be way more trustworthy and because of 3rd party management the deal in turn has to be that much better. All that being said I’m willing and eager.

The idea of STR makes me a little nervous because of the increased amount of upkeep. What is being done to manage this? What experiences do you have positive or negative too please. What are they doing for you what don't they do for you?

I’m much more familiar with the buy hold, gaining through cash flow and appreciation. What questions should be asked to qualify property managers?

Lastly being from outside of an area what resources do you all use to determine rents?

@Ryan Loch good luck in your venture although I cannot offer insight to this I am very much in line with your thoughts on not investing in SoCal because of difficulty in finding CF+ investments.

Even if it’s not NV what are other states/areas that provide a more available market for CF+ single family homes preferably in western US?
