Hey BP I Am looking to connect with realtors working in north GA familiar with those markets and bonus for an emphasis in multifamily properties.

Looking to make connections as there seems to be opportunity on paper but would rather work with a BP member than another agent I find randomly. Property management and maintenance contracts would be appreciated time frame would be within 6 months.

Most things in the market moved up because of the rate increased imposed by the Fed. Them saying it's going up by only 50 points instead of their initial 75 point estimate rallied the troops. Not the best indicator of performance.

My understanding is that you must wait a few months before being able to do that though. Showing rental income on a property alone does not do much in regards to how much a house is appraised for. (Someone please correct me if I am wrong)

Hey @Ryan Hampton I am doing the same thing. I was lucky enough to find a credit union close to me that offers 3 years of a fixed rate before becoming fully variable. I believe more due diligence is needed to make sure your numbers pan out so you can pay back the loan as much as possible before payments include principal as well. I think its not a bad play if you are planning a flip or BRR'STR'R* and the cash out refi can pay off that balance. I am still underwriting and looking for the property so I cannot comment too far past what I have already done. Good Luck!

@Bruce Woodruff they are not leaving. I am sure they are preparing a lot on money to get rid of gov however.

@Wilson Phu Bang I appreciate that. I feel like many run their own and could be very bias. Just like a job interview everyone will put their best foot forward and say they can do everything but once they start working would be when you realize exactly what you are paying for.
