Hey Alexander,

My biggest piece of advice when you are looking for a mentor is you have to bring immediate value to their situation. Bring a Deal, or bring a buyer for one of their deals they are trying to disposition. In order to bring a deal you do need to do your homework as to what a deal actually looks like. 

Go on Ytube University and learn how to source deals (with no money) ie drive for dollars, connections you may have with realtors etc. then learning how to do a comparative analysis is crucial to determine exactly what a deal looks like how much you should offer to get under contract and what you can sell it for. That last part I suggest you reach out to the person you are interested in mentoring for to get their ideal buy box so you know if you find something within his/her parameters that would be considered an easy assignment. and you can ask to be a partner in the deal so you are also getting paid for them to walk you though their process, but ask them to do that up front.

Hey BP my name is Marco and I am a buy and hold as well as wholesale investor in California markets from Fresno-South as well as being active in the Colorado market as well. There are many Hedge Fund and institutional buyers that have tightened their belts in regards to the massive purchases they have been making the last few years but that does not mean there are not other investors that are still actively looking and purchasing deals. HELP ME HELP YOU. 

As it is I do my best to stay within strict guidelines of using actual comparable properties and establishing a solid ARV whether the deal is on or off market. What else as a buyer are you looking for? is there a better spread available to you on more expensive homes because they may be less risk averse to significant value decreases? Or is the standard cabinets and paint cosmetic flip working better for you? Taking less time to turn over and prepare for sale. I am doing my best to continue to evolve and still establish great relationships with end buyers and help sellers solve real estate "problems" they may have.

I would appreciate connecting with as many people as possible that feel that they would be able to grow/adapt together with me so it does feel like a win for everyone at the end of the day. If one party or another feels as though they were taken advantage of that potential relationship ends there and I am in it for the long haul.

Welcome to the neighborhood! You did exactly what we have done. My Mom has 1 bedrooms and I also have a 1 bedroom. They rent very consistently and solid. When the larger ones are sitting open these will be booked more often then not.

Most deals in the Smokies aren't good deals, and haven't been for quite a long time.


 I appreciate the feedback Collin I agree. I think a solid revamp of furniture could do a lot. We will all see what happens, with more and more people purchasing property in the area is only going to help the appreciation of that market and increase the value of these homes/cabins. So this could very well be the new norm moving forward.

Hey BP!

I am currently under contract on my first str in the Smokey’s and I am excited, while at the same time getting those jitters as we move through the process. I’m looking for some advice from the community on the property I am in contract for and just getting insight from those of you that are much more experienced than I am.

It’s being marketed as a small secluded honeymoon cabin and most all decor is being directed at that demographic of renter. There is currently only one bed in bedroom and regular couch. My idea was to either to replace with a futon bunk bed or one of those hidden day beds so I can say that it would fit another couple or 2 kids so more of a family getaway not just couples only. This also could be for travelers/hikers that are not a couple. The other thing is using enemy method against the current Airbnb listing is I know I can take better photos and it is 20-30/night overpriced (not many bookings). Should I continue with my idea to change furniture around and make this a successful rental or would you cut and move to another property? My budget was under $500 which is why I am looking at smaller properties in the first place.

Congrats! That first offer for me took a while to hit the send button. All the things that go through your head. You will do fine.

I am actually under contract on my first str out of state and was wondering the same thing, sort of. I am fortunate to be working with a great team and agent that in all honesty has held my hand though this. He has helped me understand what is needed of me and what I can put off to other boots on the ground to get this property up and running when that time does come.

That being said, there is no huge value add for you to be there during due diligence period that cannot be completed by someone already near the property.
