Many people have told me listsource.com is a good site for lists. The site is also easy to navigate and reasonably priced if you have room in your budget.

Im a new investor beginning to pursue a future in wholesaling.  Realizing that there is a lot to learn to be taken seriously in this business and that books can only get you so far since markets and areas vary.  I am on a search to find an individual to shadow to get some on the job experience.  I am mainly concerned about building my skills at assessing the cost of rehabs.  I feel that with my lengthy history in the marketing and sales field, finding the deals and getting them to the right investor wouldn't be a problem for me.  But actually being able to know accurately what leads make sense is something i would like to have a strong grasp on so i  taken seriously and not wasting investors time.  If anyone has any advice or time to help a new bp member it would be greatly appreciated.

Im from pottstown and woke up today with the same situation.  Was wondering how the process has gone for you trying to beat that sheriff sale deadline.  I have til august 27 on a property i found out about yesterday.

  Greetings everyone on bp. Im a new investor from the suburbs of philadelphia.  I have recently made my first purchase of a multi-unit property in the pottstown area with little real estate knowledge.  While researching information on how to flip properties i ran across bp and the wealth of information provided.  

  After going to a few local real estate meetings and browsing bp i have now decided to get into wholesaling.  Wholesaling is a whole other side that i had no idea existed.  I figure my skill set would better suit me for wholesaling as opposes to flipping.

  Currently in my area i dont believe there to be many wholesalers due to the fact that the real estate market is still doing poorly in pottstown.  High property taxes,  bad crime rate in certain areas, and declined housing prices.  I was wonwondering if it would be a good area for a novice wholesaler to begin in. 

  I have 50k in savings and a budget of disposable income of $1500 per month.  

  I figured that since im very familiar with the city and know the good and bad areas and if i do run into a good deal it shouldn't be hard to find an investor.

  So bp.  What is your thoughts on wholesaling in this market for a beginner.

Thank you @mitch messer  Ive been looking at a few properties so far but this is the first one that i have been considering being that all the other ones have been either too much work, too high property tax, or priced too high.  Have been looking for a while but not been able to find anything worth while.  But after reconsidering i passed on this one also.
