Loopnet, MLS, Craigslist, and sending mailers to buildings that catch your eye are the best ways to find these. I don't know of any specific websites that cater to just multi-units. I wish there was one. Hey, business idea?

Out of curiosity, no one here mentioned staying away from security deposits.  I've been taught not to collect security deposits, at least not here in Chicago.  They say your better protected by collecting a non-refundable move in fee.  Just a thought.

Who's doing the valuations?  A Realtor should be able to tell you what it's worth.  Call 2 or 3 agents that work in the area and see what they say.  If you have to, call in a 4th and 5th realtor.  Most of them should be relatively close to each other but make sure the agent specializes in you neighborhood.

It depends on your market.  Here in Chicago, the low end market is no longer good for rehabs.  It's the mid to high end that you have to get into.

Do you guys think it's better to transfer rental property into an LLC or does it make more sense to put it into a trust? Just curious.

Bradley, I think you are better offer going with tile in any areas that may be exposed to lots of water or humidity.  Bathrooms and kitchens in my opinion should always be tiled.  Even a good interlocking floor if not installed properly could get water underneath it and cause an issue.  As for bedrooms, living room and dining room I'd say laminate flooring is ideal.  It  doesn't have to be refinished, it looks pricier than carpet and is more durable, and shouldn't stain.  Plus it's affordable.

I am new to Bigger Pockets and just wanted to say Hello to everyone out there.  I am a Realtor, General Contractor, and Investor in Chicago and am looking forward to networking with investors throughout the world.  I spend most of my time rehabbing homes and looking for flips for either myself or clients, as well as good rental properties.  I hope to eventually become a well known and sought after luxury home builder in Northern Illinois and I'm looking forward to insightful and intellectual discussions with fellow Real Estate connoisseurs here on BP.  -Marcin
