Have a good hard money lender you can talk to that I've used before.  I'll message you there contact info.  If you need help finding that first deal, let me know.  I specialize in flips and have a few in my radar in Park Ridge.

You can go right over the top with the new one.  Just watch to make sure you don't block the vents at the eaves as you put in the new stuff, otherwise you may block ventilation and cause another issue.  Some reasons for removing the old one is that over time it gets compressed and loses it's r value, but you can just blow a little extra of the new stuff over the top and should be fine.

A friend of mine owns a condo that is his primary residence.  He owns a 2 flat that he bought a few years ago in a very hot Chicago neighborhood and has gone up in value by almost $200k since.  He wanted to pull out some money to use towards buying another building.  His lender said since it isn't his primary residence he can't do that.  Does anyone know why?  Is there a good way to pull out money from an investment property?

Well it's definitely something to think about.  I am one of those constant optimists.  I can't see a city like Chicago, even with all the problems it has, collapsing.  But it definitely makes for good conversation
