I had a similar situation once where I was told it would cost $1500 to fix something on the furnace in one of my rentals. Before scheduling the appointment I got another quote and the second person told me to replace a $35 part. I replaced the part and the furnace worked without issues!

I would opt for the Cash-for-Keys option. I had to do an eviction once on my first rental and it was not a fun or short process. Cash-for-Keys is the way to go in my opinion. It doesn’t feel good handing over money to a tenant that stopped paying you, but it sure is a lot quicker than an eviction.

I just recently got my license up in Michigan, Go Blue! I currently work in IT and have rentals to supplement my income in the Detroit Metro area. I plan on using my license to help continue finding good deals and purchasing rentals, as well as entering the realm of flipping! Hello everyone!! I have recently won a money judgment against a tenant for small sum of money in Michigan. The tenant is moving to Ohio, can I still garnish his wages from Ohio? I plan on garnishing his income tax this year from his Michigan job but can I start garnishing his Ohio job now? Or can I only garnish his wages if he lives in Michigan since that's where the court case was?

Hello everyone, I came across a few articles where landlords said they use a termination fee if the tenant breaks the lease and let's say just abandons the property. I have a termination fee of $1500, is this too high to be upheld in court if it came to it? Do you use a termination fee at all? If anybody could help with this question it would be much appreciated! Thank you BP!

I had the same problem. My father lost the copy of one of his tenants SSN and he needed it. Went to docusearch.com and they got the correct one. Amazing website. Can find many different things.

I thought about doing the program because I love all the rich dad books but when I found out it was in the thousands it didn't seem worth it. I'd rather spend the money towards another house. When I had the phone coversation with one of rich dads 'trusted advisors' it was unbelievable. The sales guy from Minnesota or something was incredibly rude and kept making assumptions about what I planned to do with my money. After a while I couldn't take it anymore and I had to end the conversation with him. Terrible pushy sales guy.

In Michigan it is required to have the landlords name and address on the lease. I put my name and I use street addressing from USPS to protect myself from potentially bad tenants. Is there anyway around this so my name doesn't have to be on the lease? Can I sign as a property manager? If I put my rental into an LLC can I put my companies name instead of my own?
