Hi @Aidan Jones. I'm in Ann Arbor and there are quite a few Metro Detroit meetups. A couple that come to mind in addition to the ones @Drew Sygit mentioned:

Dirty House Buyers (Ann Arbor/Ypsi area - look for their FB group - 1st Tuesday of the month)

Ann Arbor (AAREIC) has a meeting every other Thursday morning at Union Rec

I'm a HML in Ann Arbor. It seems like you're looking for gap funding, though, correct? Not the actual DSCR loan. I could recommend a gap lender if that's what you need.

I'm in Ann Arbor as well! Welcome! There are a few groups in the area that you might want to check out:
Dirty House Buyers meets the 2nd Tues of the month in Ypsilanti. It's a networking event with active investors. You can find it on meetup.

Ann Arbor Real Estate Investment Club has a variety of online and in-person events. It's a bit more focused on education. You can find it on meetup.

Further east out in Troy, there's Michigan Real Estate Investors who meets monthly (you can find them online). And the Metro Detroit Real Estate Investors group who also meets monthly and has a very active Facebook Group.

I live in Ann Arbor and it's a really tough investment market because of the high values and taxes. But house hacking could be a great way to go here. Just a word of caution though, the city is NOT very landlord friendly (in my opinion). I had a property rejected for city certification (to use as a rental) because the windows were 1/8 of an inch too small. All of them. A great bet here is to find a nearby township that has an Ann Arbor address. Lower taxes, no city headache, still close to the university, and still have access to the great schools in Ann Arbor. Could be a great house hack opportunity. Also check out Ypsilanti Township. Great cash flow opportunities there.

Since you're in the Ann Arbor area and just starting out, I'd recommend checking out the Ann Arbor Real Estate Investor Club. You can find it on Meetup. There are a ton of online and in person meetings that you can attend and meet some of the local investors.

@Dan Deng you may want to check out UHY Advisors. They have an office on Eisenhower in Ann Arbor and cover many specialties including real estate. Definitely not the cheapest, but they seem to know their stuff.
