So me and a buddy of mine want to buy a Multi Family property in the Jacksonville area. He's been in the Navy for almost 2 years now due to his VA loan and him learning more about Real Estate he asked me if id be willing to do a JV with him. Im not sure how we would go about getting a property together especially a Multi Family, could someone fill me in on how this would work please. If we decide to go with a Single Family instead due to some qualifications needed for the VA loan what should we look out for? Also Cash flow is what we're looking for. He is looking to put down (15k savings) I am looking to put down about (20k).

Alright BiggerPockets family, I am torn. I have been watching my mother help different people buy and sell real estate as an agent since i was 12 years old. I am now 18 and i can truly say i want to make a career out of Real Estate Investing. I would like to Start Out with Multi Family Properties and House Hack in the RaleighDurham Area but due to my age its difficult to get pre approved due to not having 2 years of a W2 Job. (Recently Got a Job) Should I Find a Partner if so what type and or should I just wait it out. Also I have 20k in savings if that helps.
