Thanks Mike, I was thinking really hard about what you said. Even though they’ve dropped the ball several times. I think you might be correct. I don’t want a nightmare on my hands. I can live with people making mistakes but this can lead to way to many actual problems. Thank you everyone else for all the advice and suggestions

@James Orr Very interesting thoughts but doesn’t seem appealing. As soon as I get close to paying off my mortgages I am actually looking for another property to 1031. I want all the benifits (beny’s) Depreciation, tax leverage, amortization etc. Not to mention the ability to cash out refi. I think this was a fun idea to think about but don’t do it. Unless you want a set amount every month and expect no cap ex or maintenance or evictions. I think it’s good to look at all aspects of ideals though. Good job thinking outside the box.

Amazing! You two are doing big things down in Az. My 3 brothers and I were just analyzing a deal yesterday in the am. It was smaller. A 32 Unit in Middle America. We live in California. Very motivating to hear that you and Sam do this all the time. Sam even stopped being a CPA to underwrite deals. That takes some balls. I love it! Maybe my brothers and I should just have invested with you two. Seems like you two are doing great things out in Az. Are you buying in Chandler?

Hey everyone, I’m looking at purchasing a larger apartment complex in Garland, Tx. Does anyone know the areas to avoid. Cross streets and zip codes would be helpful. I dont want to say exactly which deal I am lookIng at but Trulia‘s heat map shows it in the red (high crime). I’m unsure if this area is still high crime or if it is now better. Please help :)

@Natalie Allen Hi Natalie, those numbers seem very good! When you say Southwest Indiana, where exactly is that? Do you happen to have a zip code and or address? I would really like to start purchasing some Indianapolis deals within the next few months.

Hey Dan, I was wondering if I could call you. I still have your number from when we spoke last.
Hey Rich, exactly the Same reason and then some. They take several days to respond. Sometimes not at all. I will have to send another email (they only converse through email because I think they want everything documented). When they respond back they seem bothered and are extremely vague. They never answer my questions. I have to affirm the question over and over until they finally answer it. Let me also tell you about how they renew contracts without my permission at hundreds of dollars below market rent. I should be getting $650 per side on one of my duplexes and they renewed it at $395 for a year without my permission. After several emails saying I never allowed this they finally said they could get out of it. I just purchased the property last month with intent to evict. I made myself very clear that I wanted to raise rents or evict and they renewed against my wishes. This is just one story. I can go on and on. Can you private message me.
