Thanks for the intel Matt. Yes I am an OOS investor. I’ve been for a few years. I have been doing pretty good in Kansas City, Mo but it’s way more expensive now. The numbers don’t really make as much sense unless you start moving into the ghetto. I am looking at finding a new area that has a strong tenant base with pretty good cash flow. My brother and sister-in-law just bought a very expensive duplex in Tampa and was shocked at what they were getting for rents. Same as you ($3,500 a month on each unit). They looked into Orlando Florida and said it was a great market but found a better deal in Tampa. They didn’t say Orlando was off their list. I looked into Orlando and it’s pretty expensive but strong economy and high rents so it balances out. Any recommendations on where around Disney World I should look? In Missouri it’s all by zip codes. Idk if it’s like that in Orlando.

Good evening Matt, did you ever end up buying in St. Louis? I’m thinking about buying some buy and hold apartments there but am unsure because of the population decline. I’d love to hear how it went for you if you ended up buying.

Also, she doesn’t necessarily need to move to those 2 cities only. We are up for anything safe and clean in that $400k price range.

Good day Everyone . My mom is thinking about moving up north to Antelope or Orangevale. Can you tell me which is better and what areas to maybe stay away from (crime, ghettos etc). Also, where I should be looking. She has a max purchase price of $400k which is why we are looking in those areas. I just want her to be safe. Any info is much appreciated and helpful. Thank you😀

Great job Kathryn. That is definitely a home run. Not only did you get the pot of gold at the end, you also had 5 years of principal pay down, tax beni’s, and monthly cash flow. This is a rockstar deal. You deserve it too. If you had enough courage to take on a private lender in the beginning with a 12% rate and still be game to go through with it, than you certainly should be rewarded. A lot of people would stop there and say no way am I paying that. Not you... I love hearing about people like you who succeed because they saw an opportunity and played the game. Great job!

Good day Adam. I was wondering if you could share what city and state your property is located in that makes $1000 a month in cashflow? I am also trying to find a quad that gives me about a $1000 -$1500 a month return. Any advice would be appreciated🤙
