It should be. But to be certain there are no other lien holders your closing attorney should do a title search anyways.

Are they medical marijuana patients? Not sure what those laws are in Minnesota but in Rhode Island and Massachusetts they would be allowed to smoke.

There’s no reason for junk cars to be in parking lot especially taking spots from other tenants. Have them towed.

Not sure of SW equivalents since I use Behr but these are the colors I always use.

Trim - semi gloss painters white

Bathrooms - Brook green

Bedrooms - elephant skin

Living/Kitchen/Dining - classic silver

Sometimes I use Statuesque as a third gray color. It’s lighter than classic silver. If the house is small I’ll use statuesque in the living/kitchen/dining rooms and classic silver in the bedrooms.

It does give the agent more incentive since they make all the commission. But don’t be confused they will be looking out in the best interest of the seller. Unless you are familiar with contracts like that be careful.

I wouldn’t like sharing my home with tenants but people do it all the time in my area especially with college students. I think most people who try to house hack do so in a multi family house.

House hacking is a strategy where you have tenants paying rent that account for most or all of your mortgage. It could be renting rooms in a single family, half of a duplex, or apartments in a multi family.

I’m pretty sure your issue is an underground tank but here’s my experience with oil tanks.

For above ground tanks usually in basements in my area I’ve been told by a couple different buyers’ inspectors that the life span is around 30 years. Or at least that’s what they recommend to the buyers in their report. Costs about $2000-2500. If the tank has no visible leaks I just leave it to the inspection but do plan on replacing it if a buyer requests.
