Hi,

Is the BP page of Property Managers made up of general listings or must they pass some criteria or recommendation to get listed?

Also - where is the direct link to it located from the bp site? I use this link http://www.biggerpockets.com/property-managers.html but can't seem to find it on the site any longer.

2011 will have at least $2 trillion in the budget deficit. So the $14.5t current ceiling has to go up to $17t at a min. Runaway gov't spending, no jobs, 48mm people on food stamps (up from 30mm in 2009) going to 60mm = a country that must continue to fund it's own debt (we are the only one's who buy our own treasury auctions). This freight train will not stop. It is why interest rates CAN'T go up, the compounding on our own country's debt can't afford it!

This is all snowballing and equals one thing - the demise of the u.s. dollar. At one extreme, yes hyperinflatin is a possibility. To say it is not is to be in denial of the bankruptcy this country is currently in.

I agree with all your points Max, however I would note to the OP that cherrypicking companies is extremely risky and difficult, and as most portfolio managers have stated over the past couple of years, they are battling new found correlations.

Correlation meaning everything is moving in unison more than ever...so when something bad happens in greece, everything goes down, etc.. the future of technology may be great, but if the overall market is down it will suffer the same fate.

The problem with equities is the company you hold may be spectacular, but if the market crumbles, so does your stock, it's called systemic risk. See everyone's 401k over the past 3yrs.

One may be great at finding good companies, but there are so many forces at work in our society right now that your stock investment are not in your control, good companies or not. I'm not comfortable with that.

Just my opinion.

I hold that very TIPS fund, that plus metals funds (PSLV, CEF: they hold actual metals, stay away from GLD,SLV), Plus DBA (global food shortage play), plus REMX (rare earth play) are the make ups of a very defensive, diversified portfolio that holds some risk but IMHO less than equity funds which we've all witnessed in the past 2yrs. TIPS is a great play, avg. return over 6% the past 10yrs...i'm happy with that and anything I used to hold in cash is now held in that fund.

Precious metals.. government spending is out of control devaluing the dollar, until it is reigned in (haha) there is no stopping Gold, Silver.. Yes they've already had a good run - it's for a reason and it should continue

George,

1500g is a good size tank that can support a 5bdrm house. A properly functioning septic with normal use only needs servicing once every 3years, and even that is debatable. The purpose of a septic is to harbor it's own bacteria that breaks down the contents and shouldn't need Rid-X. I personally think it's a scam and have never used it, never had a problem.

I get my tank serviced every 5yrs and it's been fine with 4 people. Again, if it's working properly, no need for Rid-x and every 3yrs. Call a local septic co. (other than the one your neighbors use, sounds like he's got quite the biz goin) and get it pumped..then ask his opinion - if he tells you twice a year at 1500g, find someone else.

If it's not in foreclosure yet I was under the impression what is owed on the house is not public information. Is that correct?

I am interested in the property because there is considerable rehab value in it even if the LTV is 100%

Thank you John for the response. What is the most effective way to keep abreast with following an individual property to see when it goes to an auction? Just continually check with the courthouse or is there a better way such as some sort of pre-register?

Since I assume the court won't even be aware of it until the foreclosure occurs, is there any way to get some sort of notification so I don't miss it?

I am following a property that was briefly for sale and then owner walked away from and stopped making payments on. She will not negotiate with anyone any longer and has vacated the property and left town. The property as much as I can find is lis pendens but the owner's listing agent also does not want to deal with the property and has moved on and doesn't return calls.

How can I pursue this property? Go to the courthouse and find the creditor? What exactly do I ask for if that is the case?
