Anyway! I'm actually going to be in Miami soon this month if you'd like to grab a coffee. I'm hoping to connect with some Miami locals that can give me some pointers :) Happy to share what I've learned on my journey. Though I'm not an advanced investor I have 9 doors, so still pretty much in the beginner phase.

hello Stephen, Do you mind sharing the property manager you are using in Jackson? I live in Madison, MS which is north of Jackson and may look at renting my home out if my job takes me to a different city. Let me know please. Thanks

Hi everyone, I just got pre-qualified to purchase an investment property at Brandon, MS (outside of Jackson) area and the lender quoted me a 5.75% with 25% down for a 30yr conventional loan with zero processing or any administrative fees. I know the interest rates on investment properties run slightly higher than a typical mortgage for primary residence, but I feel like this came in way high. What are your thoughts? Any suggestions on other lenders I can try out? Thanks

Hello, any recommendations on Property Management companies in Jackson, MS area. I found a few just by googling, but after talking to then it seems like no one is taking any new clients. I plan to purchase 2 properties this year that I plan to give off to a PM to manage. Any recommendations would be greatly appreciated. Thanks

Hello everyone,

I have a 2 bed, 1.5 bath townhome in Davidson county that I am trying to rent out. I have a family of 2 adults and 2 kids (7 yrs and 1 yr) that are interested in the property, but I feel like the property (sq.ft) may be a bit small for them. Is there any law that limits the number of occupants based on the sq.ft or number of bedrooms? Where can I find it? Thanks for all your help.

Manoj

Hello everyone,

Does anyone know Property managers in Nashville area that let you pick only certain services (showing property, address maintenance calls etc) and not everything that comes with a typical property management service. Something like a cafeteria service you only take the services you want and pay for those you use. Any leads would be helpful. Thanks

@Josh Braun Thanks Josh. I am finding those 1.5-2% price to rent ratio ones hard to come by these days. Would love to hear if you have any suggestions.
