@Will Clark wouldn't it be easier to have 1 system that you can use to do the virtual wholesaling rather than have to go to 4 or 5 different once. I would be interested to know if you have something like that, or if you recommend a particular software or system.  I been looking at FreedomSoft, PropStream, and Flipster. Leading towards Freedomsoft I like the interface, cheaper than flipster, and does skip tracing and sends deals which propstream doesnt do.  Looking to pull the trigger on one for May 1st.

Thanks Guys, for those that picked propstream what do you like about it. Does it have Lead Generation, Ringless Voicemail, Text Messaging, Deal Analyzing and Deal Offers those are the key features I will need to be successful.

Hello Bigger Pocket World, I am a systematic person and a project manager by trade so I like systems and doing things in a workflow like nature. I am also horrible at cold calling, and I hate doing it. I don't mind talking to people once I have a warm lead or an introduction but when its cold I am not very good at it. I also believe Direct Mail Marketing is dead and its just throwing your money away. I would prefer marketing via Email Blast, Text Messaging, Voice Mail, Social Media, SEO, and Pay Per Click. I am looking at 3 systems that will work well with my philosophy above, something that I can implement in my business so that I can improve not only the amount of leads I get but the quality of the leads. 

I have narrowed down the 3 systems to 

1. Propstream

2. Freedomsoft

3. Flipster

Which do you feel is better and why. My main goal is to be able to generate quality leads that I can follow up with by email, text, and voice mail. I am pretty good at doing comps, estimating rehab cost, and analyzing the deal and ARV just need help on the lead generation side and on having a way to make multiple offers quickly.

Any Feedback would be appreciated. Would like to make a decision by April 15th.

Hello Everyone

My name is Manny, I have been working in this business since June of this year after wanting to do real estate for 20 years. I finally took action and I got my first deal driving for dollars, after I met a realtor at a house I was seeing. I approached him and said if he had any REO or Foreclosure listings to let me know. One thing let to another and I got an REO deal, I have rehabed the property (Took Longer and Over Budget), and I am now selling the home.

This was my first deal. I made some mistakes:

1. I put all my money in this one deal

2. I was afraid of hard money loans

3. I went over budget 

4. Did a lot of the work myself

I am the type of person that learns from my mistakes and Once I get this house sold and have access to my cash I am ready to go all in. 

But I do want to lay the correct foundation and have the business processes needed to be successful.  

 I am looking for someone to give me some guidance it doesn't have to be anything crazy maybe just 30 minutes once a week to go over some pointers or discuss somethings. I strongly believe in relationships and networking and I want this to be mutually beneficial. There are so many guru's with scams and fake promises. I am looking for someone real. I don't have crazy 20k or 30K to throw around but I am willing to invest in something I can believe in and do deals together. 

I need guidance on how to put everything together and what materials to use to be successful.  What lead generator source are good.  I don't believe direct mail works so I am not looking at doing this. Its expensive, conversion rate is low, and most of these things are end up in the trash. I am interested in SEO, Websites like Lead Propeller, Investor Carrot, or Doing it myself (I have an IT Background and done my own Word Press Site before), Facebook and Instagram Marketing, Google Pay Per Click, and Email Campaigns. 

I am also looking into software like REIFAX for leads and I am on various wholesale lists as well as I am on Zillow looking for deals.  My daughter will help me make calls so I have that covered. I don't like talking on the phone but she is very good at that.  I get excited with orchestrating the deal, looking at the numbers, fixing the property, managing the work and contractors, and even marketing and selling it. I like all that. 

Sorry for the ramble, I guess I am asking if anyone can guide me on what software to use for CRM, Lead Generation, Deal Analysis, MLS Comps (Not an Agent, but looking to get the license), Websites, Automatic Email followup Weekly, and Automatic Dialer Scheduler for followup call scheduling.

Any help I would greatly appreciate it.

Hello, I am newly beginner investor and I completed my first flip. I now have the home for sale listing it on my own. I quickly realized that my flip took me 4 months to complete and I was doing most of the work and I had all my money tied up in this one deal. I know I cant scale this way so I am looking at ways to automate things and do more wholesale deals.  I know I need to automate my business to be successful, but where do I start with Automation.  I looked at Podio, Clever Investor Deal Automator, and others but nothing sticks with me. I have a tech background so putting these tools together will not be as difficult for me as others, but I am willing to purchase a tool that really works. 

I am very hesitant by the GURU types and I checked clever investor on the Better Business Burue website and they have a lot of complaints and people are spending 20k or 30k for the mentoring I think to pay that much is crazy.  I am trying to scale my business and actually have a system in place that I can use to help me generate  4 to 5 wholesale deals a month and 3 to 4 fix and flip a year.  If anyone has any information that can help me with automation I would really appreciate it. I am looking for a tool that I can use that will work and highlight the following areas.

1. Lead Generation

2. Capture Motivated Sellers and Buyers

3. Real Estate Comp Comparison

4. Deal Analyzer provide best strategy (buy and hold, fix and flip, other)

5. Automated Lead Conversions (automated ways to convert leads to deals)

@Chris Weaver thanks Chris for the feedback. I believe social media is the new way if getting leads. I also decided it was alot of money and currently I am not in the position to spend that much. Would be interested in learning more about what you do. Do you work exclusively for Realestate Investors?

Has anyone had the opportunity to work with Nate Armstrong. I recently saw a webinar on Social Media marketing and understood what they said. It made sense to me. I then followed up with one of his team members and had an hour converstation to lesrn more about my goals and how the prigram works. From what I gathered they will give you a complete video training access to private facebook group which I am already part of and show you how to market online. They said that they can get you 3 to 5 leads a day and that if you can close 1 of those in a week you can do very well for yourself. The cost is 5K and this does not include any website automation or marketing cost. They estimate $10 day for marketing cost and about $1000 a month to set everything up. They also provide sample contracts and 2 coaching sessions a week.

Was wondering if anyone has worked with Nate before and can give me some feedback.
