@Brian Erlich yes I just had this happen to me after 4 years of hosting with zero complaints. Airbnb sided with me multiple occasions but did the opposite and did not respond as they said they would have. I sent them a certified letter for an explanation. Needless to say I would not continue doing business with Airbnb they treat their hosts very badly

I am actually trying to do my first tiny home on my multi family property to add an extra unit. If things go well I am hoping to do more in Fl. Looking at if I should retrofit the shed I have or look for something new. Any suggestions.

I am planning on either converting my shed to a tiny home or buying a tiny home. I need to understand what would be a better option. The shed isn't pretty bad shape but does have electrical and it is small I would have to do an upstairs and replace the roof or should I purchase one already build and have them ship it or should I build from scratch. Anyone have any experience with this. Any feedback would be appreciated.

The propeerty is in Daytona Beach and my goal is to move my current tenant who is paying about 500 under market rent to the tiny house and rehabbing her unit and converting the garage downstairs. This would give me 4 Units in total.

Any feedback would be welcomed

Hello Bigger Pockets

I am looking for advise on the best way to get my property rented. We just finished rehabbing the place and are ready to rent. We are offering alot of perks like paying for gas, electric, water, lawn, pest control, security cameras, and alarm system. All that would be included in the rental price which is 300/400 over market. I have marketed it on Avail, Rent Redi, Facebook Marketplace, and Zillow. I had some interest but nothing concrete.

I am an agent in FL where the property is located and I am thinking of listing it on the MLS.

Wondering if anyone has any thoughts on the best way to get this rented.

@Jordan James I went with Freedomsoft. It does what is supposed to do and you can customize it alot. I found it useful but you need to be on top of it and do alot of cold calling or mailers to close on deals. If you have a VA or you don't mind cold calling I recommend it.

Hi @Chaitanya M.

Hope all is well? To kudo's some of the other bigger pockets reply the Midwest is typically your best bet for Cashflow, areas like Indianapolis, Cleveland, Detroit can provide good cash flow alternatives, but I would urge you to look beyond cash flow.  You want to not only have good cash flow but be able to have appreciation so when you sell you can actually make a nice profit.  Look at areas that provide this, for example areas outside of Nashville are good for this so are areas outside of Charlotte NC, and various places in Central, West, and North Florida.  I am a Florida investor so I am a bit biased but can tell you South Florida is primarily an appreciation market. 

My experience shows that your 15% to 20% ROI was more realistic prior to the increase in Interest Rates I am personally looking at a Cash-on-Cash Return of 8% minimum if there is good appreciation and with normal appreciation, I am looking at 10% Cash on Cash Return.

@Allen Tackett How are you?  I find your post to be inciteful. I am in a similar situation. I been investing in real estate since 2019. I have successfully completed 2 FLIPS have a Short-Term Vacation Rental and recently purchased a small multifamily.  I am really trying to get more into multifamily, but I am finding out that is hard to find people who are legit and follow up with actions to their words.  

I consider myself to be successful and have been able to make some nice money in real estate since 2019. I also have my FL agent licenses, but I am trying to grow my business with a laser focus on Multifamily, any suggestions?
