If you are going to rent it you can insure it, even if it is vacant you can insure it. The insurance company "may" require you to purchase some kind of malicious mischief rider which is expensive but you should be able to get insurance on it.

I expect that at some point, possibly sooner than later, we will be investing in areas that we are not totally familiar with. If you do not have any contacts in the area how would you go about determining the viability of the neighborhood you would begin your search in? Some of my initial thoughts would be to look online and check:

Crime statistics

Income levels

Demographics

Do any of you have suggestions for online resources to determine the viability of investments in a desired area?

@JohnMoore stated earlier in this thread to have the contractor sign a lien waiver with last payment. I understand you all may not be lawyers but this sounds like good idea to me. Does anyone else do this and is it enforceable in court?

One thing to remember when calling in about a "possible" claim is that everything is documented so even if you don't make the claim the info you provide will be documented for any kind of future claim.

Is there a place/post on BiggerPockets that provides terms and definitions of real estate/financing? I see many things I am not quite sure about like, 2b, wrap, and other types of financing options. Thanks Rick

I am pretty new here but I have read A LOT of posts and it would seem to me you can get the info here and other places without the expense of a "boot camp." There are probably even books available in the library or for sale that cover the same things.

Just 2 cents worth from a skeptical kinda guy.

@jon Holdman - very sorry to see what has happened.

@Joshua Dorkin - I know you are still getting hit up there. I live near Ft. Carson down in the Springs and just got the report on the news that Ft. Carson has reported over 9" of rain in the last few hours!

CRAZY monsoon this late in the season.
