Post: SFR sale fell through. Any suggestion ?

I have a SFR listed for sale and was under contract. Just got a call from my realtor saying that buyer was not able to get a mortgage. Property is located in Beckley, WV. There are 2 options that I can think of. Option 1: Winterize it, take it off market and wait until spring. Option 2: Rent it. I really want to get rid of this property but it doesn't look like it will sell this time of the year. And honestly I do not want to put it back on rent. I've already spent $13k in repairs to sell and I need the proceeds for MF deal. Just don't know what to do. Any ideas ? Thank you.

@Dave Spooner Thank you. Looking into 30+ units, something small to medium in size to get into. I've few high net worth friends that are interested to invest if the deal is right. I'm just starting out and trying to learn.

What are these Plastic panels called that go over the lights ? I need to replace it in my kitchen.

I’m just at the beginning and was wondering if anyone would be able to point me in the right direction to resource material that goes in depth on Apartment financing. Material that highlights everything you need to know,different strategies, creative ways to structure it and how it affects the deal.

I have a property in Beckley, WV that needs some repairs before I put it on the market. Looking for investors who know good contractors in the area. I moved to WA state and it was my primary residence that became rental. Thanks for your feedback.

One of my rentals in WV is going to be empty from May 01. Plan on doing some renovations and then put it on market by middle of MAY. It's going to be unoccupied and I'm in WA state. I looked at Simplisafe for 9 Entry sensors, 1 motion detector and price came to about $ 360. Wanted to know what other systems are you using that are lower priced than this and work equally well. I just need something in place while I sell this place. Thank you.

So my tenants that live in my duplex got a dog that is not well behaved and destroying property. I'm sending them a notice today, what corrections would you make to this. *Insurance agent quote is just make up story below.Thank you for your feedback.

Neighbors,

Just wanted to bring this to your attention that your dog is destroying the property. Remember this was one reason I did not want to have any pets when I signed your lease but reluctantly agreed for you to have one dog. But then you got another dog which was ok with me but he’s not well behaved and now destroying the property. So far he’s

- Chewed up privacy screen

-Dug up backyard and creating weak spots around fencing poles

-Chewed up electrical outlet in the back yard

-And chewed up outdoor faucet freeze covering.

Look I wanted to be fair and gave you ok to bring in the dog. I’ve talked to my insurance agent and according to them my insurance will go from $950/yr to $3200/yr with damages and that is NOT FAIR TO ME. If that happens I’ll have to increase your rent to $1041.66 and that is NOT FAIR TO YOU.

It’s going to cost me upwards of $900 to fix fence, $200 to fix outlet and replace privacy screen. It’s an unnecessary expense I’ve to deal that I don’t want to.

I’m already very stressed at my job, so much so that I was rushed to Emergency Room for chest pains at midnight last month. And then I come home and have to deal with another stress.

Look I’ve thought about this and really don’t like to tell you but you have to take that dog off the property by Friday evening (April 17) or my insurance premium will sky rocket. I hope you understand and get this taken care of as soon as possible.

Please be a good neighbor. I’m here to help you with anything else but cannot help you in this regard. Hope you understand.

You are my guests and I’ll treat you fair and take care of you as much as I can within means. Help me help you.

PS: Please if possible don’t run or play inside at night, it’s really noisy when I’m trying to sleep after 11 hr shift. If you want I can put more lights outside or provide lawn furniture for you to relax.

Are you still planning on renovating and selling it with the current situation? I would reach out and see what their plan is. If you are pausing and they want to stay, tell them you will switch them to month to month. Personally, I would keep any tenants that can pay during COVID; even if the rent is late. Late rent doesn't bother me; if they pay a late fee.

Yes I'm. It's not cash flowing property (Was primary residence) and I was planing to sell this summer anyway. Market is bad right now but may get worse next year, who knows.

Thanks, but it is not a major rehab. Just some cosmetic stuff, paint and deck for now.
