Thank you all for your responses. Really appreciate it. I think I'll give Frank Kuntz, Kavadias & Hall a call and see how it goes. Thank you @Nik Moushon @Ian Turner @Steve Vaughan @Jay Hinrichs

Thanks @Brandon Sturgill

Well the house has been empty since June 2020 and set at 60 degrees during winter. These are all upstairs bedrooms, roof is more than 10 yrs old and no leaks. In my last inspection there was no mention of any foundation issues. I'll have to find someone who is capable of fixing this as I plan to put it on market in April.

Just hoping it is not an expensive repair.

I think I need a tax consultant other than H&R. For last few years I've used H&R but I think I'll benefit from using a RE tax consultant who can help me with my taxes. Any recommendations in Wenatchee or Spokane WA. Thank you.

So I have this out of state property in WV that will be put on market next month. My realtor send me some pics and looks like another expense. Would like to get your feedback and figure out the cost. I'll have contractors go look at it next week and get some bids. Hopefully it's not much. I put this on market in Aug 2020 and it sat for 5 months. So decided to take it off and may be try again. I think if I had put it on market in spring of last year, it would have sold. But her I'm and another expense. Just hope it's not much.

Costar is best bet for a paid service. You can also get industry and market reports from NMHC, Zillow, apartments.com, LoopNet, CBRE and other major brokerage houses.

Thank you Greg.

@Dillon Dale @Jim K. @David M.  Thank you. Just to be safe I have asked my realtor to leave it at 55. Don't want to take a risk. I just spent 20k to fix everything and placed it on the market. Sux it has not sold yet. $1000/ month out of pocket until it gets sold.

So my SFR did not sell as expected. I do not want to put it back on rent. Will list it in spring 2021. My realtor has set heat on at 60 degrees. Plumbing was winterized today, and I was wondering if it was ok to turn off the heat in the house. One less bill to worry about. Heating bill is high where the rental is. What would you do ? Thank you.
