Seasoned direct mail investors! Im located in Central Jersey and have been wholesaling for some time now. We are looking to try direct mail again, looking for strategies to best optimize money spent on this because I know how low of a rate it can be if not done properly from previous experience. I'm curious, anyone here very experienced with direct mail? What is your opinion/strategy/process on finding which zip codes and lists are best to send out to.

Currently interested to hear where you are all buying to fix and flip / buy and hold; yes "a good deal is a deal" but obviously there are preferred deals... What are your top five ZIP CODES to purchase in NJ?
