One of the seller in Folsom had told my agent that he will be fine if I want to advertise before closing. I guess it's ok if you are transparent about it to seller and prospective tenants.

Why is your realtor suggesting you about down payment? talk to your lender. you can go as low as your lender is comfortable with.

 I think one of the criteria to choose down payment will be the interest rate. talk to your lender about the difference in rates between 20 and 25 down. I went with 25% because i was getting better CoCR. i would have gone even higher but the rates for higher down were not that low

Anyone owning vacation rentals in orlando? what are the pros/cons compared to owning long term lease rental properties?

Any pointers I should consider or be aware of while looking for vacation rentals near orlando?


I have 2 properties in orlando FL and 1 in sacramento CA. i live in san jose california. I do most of managing myself online and over phone. When someone needs to show up  at the property, i request my agent to help out. it gets very hectic sometimes, especially during finding tenants.  Planning to keep doing it until i can or till cash-on-cash gets better and i can afford a management company.
