asking all the veteran STR owners/managers. what are the things you would consider including in new construction being built for STR?

any specific areas you would consider going high tier?

any fundamental structural ideas you would use to reduce usage of furniture?

Thank you for all the replies.

my goals are still to keep growing my portfolio. But i was wondering if its good idea to park my liquid cash in equity instead of considering other conservative methods like CD, index finds, savings account. i know i will miss out on writing off the mortgage interest as part of depreciation. but i wanted to look at it as investing my money in some "safe" stocks which pays me dividends (rental income).

Is it good idea to pay off the rental properties with the money you keep for future deals? And then take heloc when you actually find a good deal. Then refinance the paid off property to pay off heloc loan.

I was wondering if I can do something better with the money I have saved up for the next deal while I wait for my next deal?

people who saw last few recessions, can you give us tips dealing with tenants and any lessons learnt? Do's and Dont's?

Thanks all!!

Ofcourse i am in it for the cashflow. I have not done much research on the current market to know if there are any better cashflow properties. i gave up after it was getting hard to find +ve cash flow with the kind of properties i like. 

Now I am considering saving up and keeping cash in a "low-risk low-returns investment" portfolio. I want buy when it starts making sense. (read as market correction :)

Hey All,

i have three rental properties which have decent positive cash flow. The value of the houses have increased by 40-50%, since i bought.  I am wondering if i should sell some and bag some profits.

I want to sell only if it makes sense, financially. 

when would you get rid of a positive cash flow rental property? what are your criteria to decide selling property?
