Thanks Joe, Mark and Chris. I think I will pursue finding a good attorney and a local investor to partner with. I have a very busy accounting practice and it is easy for my focus on real estate to dissipate. I appreciate your input.

Thanks Joe. I appreciate you getting back to me. I have already mentioned it to my realtor as it is my intent to have him sell it when the time comes. Can a Realtor provide me with this Wholesale contract or do I need to look elsewhere for it?

How do I make an offer on a home that isn't on the market yet? I ultimately will use a Realtor, but do I need to use them now? I'm planning on making an offer well below market. I think the owner is motivated and may take a lower, fast-close offer.

I learned something interesting from Thomas Eden at Fundrise. Since my property was held in an LLC and I will be getting a K-1 with the capital gains, I have 180 from the end of that entity's year end. Since I already started the process of closing down the LLC, it looks like my 180 days will be sometime in June 2020. My capital gains were $77K.

Thanks Thomas. My gains are not that sizable. But they might be 10 years down the road if invested in the right market. Which is why I liked the Opportunity Zone idea.

It's too late for a 1031. My property already sold and I have until 12/09/2019 to invest my capital gains in an Opportunity Zone Fund to avoid capital gains tax. It wouldn't be the worse thing if I had to pay the capital gains tax this year, but it would be nice to avoid paying it on the future growth. 

I'm not familiar with DST's but I can follow up on it for future investments.

Good advise about reaching out to local investors.

Yes, I have actually purchased property next door to an OZ in Sonoma. But buying in the OZ without the OZ Fund structure won't give me the tax benefits I'm looking for at the moment.
