I’ve never heard of anyone in Little Rock being sued because they’re wholesaling deals, not to say it’s never happened. But Rob’s explanation of Intent and Ability is exactly how it was explained to me for Arkansas as well.

Personally, when I talk to a seller a wholesale deal isn’t my first option, I’d like to keep the property myself. I go look at properties 1. To keep with owner financing. 2. To keep with an all cash offer 3. Wholesale. In that order. Hope this helps.

@Jason Cote. There are definitely deals on Zillow! There are also plenty of non-deals. Lately I’ve been using Zillow to find comps before I go look at a property and show the seller exactly what I’ve found. It’s hard for them to argue with my offer if it’s based on actual comps.

I've also had a lot of luck in the FSBO section on Zillow. This year alone I've been able to wholesale several from there and buy a handful.

@Lucas Ferrado Quílez you can find the info on the Pulaski County Assessor’s website. You’ve got to set the right search criteria, but all the info is there and the system is simple to use.

@Jonathan Ahle the properties available for purchase with delinquent taxes can be found on the Commissioner of State Lands website, COSL.org

They also post the list of the upcoming tax auctions.

I’m curious which small town you were in. Some of the lakes in Arkansas aren’t suitable for vacationing, no matter what you build.

@Cory Cox. If they have established residency in the home, which clearly they have, you’ll need to go through the formal eviction process. Or cash for keys. Either way you won’t be able to (legally) walk up to the front door and kick them out.

What was your intent with the property? I love the Little Rock market, but I’d be concerned with an ARV around $50k and putting that much work into the property. Sounds like a solid rental though.

I don’t remember being told I needed a business license, but I did receive a strange letter from the City of Little Rock asking various questions about how I planned on using the property. There has been a big push lately for the city to reform the rental market but the code enforcement officers are severely understaffed.
