Michael Glaser Didn’t have a W2, nor in REI rentals, but I cut myself a check and part of the monthly expenses / overhead on the company. You want to pay yourself the minimum living expenses that you are comfortable, plus a thousand or two just to boost self confidence. Then when your networth rises 50-100k, take off 5-10% of the rise and tap yourself on the back. Remember it’s networth. Yes people in podcast like to brag about that 1x to 4x to 12x to 100x, but they never mentioned what their networth when they did that. to me that’s important, if i have a net worth of 200k 2 units vs the guy having 300 unit apartment bldg and 100k networth, i think im better off when market dips.

Ross Sib Indicate payment terms, 5% sign, % first draft, % second draft, % final draft, % 1st correction, 15% approved plans. Also include number of revisions you are allowed. ie Owner will be allowed 3 revisions per design phase, unless it is minor ie move a wall 1’, etc.

Mark Fries Why not discuss about it? A home is an investment whether you think of it or not, it is part of your networth, and the money you put in your piggybank will be yours when it is time to sell, and when there is a lien, you can’t sell. There is no difference between a single family or a skyscraper, costs are costs, the OP want some opinions on exploring the thought and standards of the industry and what revolves around a subject, in this case the AOB. It’s like a roofer apprentice asking a journeyman how to install a roof shingle.

Just my opinion, if it is jot in black and white aka signed contract/lease, it doesn’t exist. Reimbursement included.

I am not sure why they think that way, what they see is, how much you bought it, how much their work is, and how much you sold it for. Ask them what they think it costs or how much money they think you’re making. Then, start breaking it down, agent fees, escrow fees, bird dog fees, closing costs, holding costs, etc etc). Pretty simple explanation, since they make money by the day or hour, then tell them that those people who are doing paperwork and services have families to feed as well, and you have one too.

You might want to check pricing, inventory, and regulations here before you jump in. If you think those you mentioned are different, wait til you start pricing them out.

 I'm with BoA mostly, so let's say you have a 1234567890 bank account number, so you give 123456xxxx then they make a deposit, the deposit will say xxxxxx7890, so in essence, there's no point in not giving them all the account numbers. :)

@Dan H. I'd remove all my business from that bank if they pulled that on me. I never opened a chase account for the very same reason. I mean, come on, me adding a tenant just for them to deposit? That's a joke. Maybe in the near future, they will also stop accepting checks to personal accounts too. who knows..

@Mike Milano The question is not about the safety of application, the question behind the question is: will this primer "seal in place" the lead paint without any EPA violation against the lead being friable, also will it not disturb that lead paint/chip when it is applied, I know for a fact that rollers and paint brushes can chip out paint especially when epoxy or even simply paint is applied, there is a viscosity factor when you start applying it, therefore if you have a chipped paint and you roll it with something viscous, then you are potentially spreading the lead based paint.
