I didn't find any recent post related to this topic so I thought I'll start a new discussion. I see a lot of houses being torn down and new construction coming up in my Bay Area, California neighborhood.

I am curious to know what's the cost of constructing a new house in Bay Area would be. I know there are several factors depending on the size, quality, luxuriousness of the building, etc so looking for examples from folks with experience in the matter.

Please also list any other resources to estimate such costs.

Interested to hear about your experiences with different property managers in Birmingham area and looking to get some solid recommendations.

I have talked to a few but don't really like what I see in the terms they sent me. Full of loopholes and avenues to charge landlord with extra money.

@Casey Powers What Kind of trust do you use to hold the LLCs? Is it just a simple revocable trust or you use land trusts?

@Casey Powers Thanks for the reply. Trying to better understand the structure you use, Looks like you own the properties in LLC which is in turn owned in a trust. What benefit does the trust give you there? I structure I was advised was to use the trust to own the property and own the trust in the LLC. Also, since I finance the properties owning them in LLC could be problematic for me.

Good tip on keeping it simple :)

Hi All,

I have been researching a holding structure for my rentals for past few weeks. Primary reasons are of course, asset protection and anonymity (to the extent possible).

I talked with folks at a Nevada company and they recommend forming an LLC in Nevada and registering in the states where the property are located. The reason cited is strong Nevada laws which help protect owners privacy.

My question is since the LLC is also registered in other states, doesn't that leave the door wide open for anyone interested to get the owners information from those states?

I understand Nevada LLC can be beneficial for other reasons but the privacy argument doesn't seem to hold to me.

@Tanner Crawley Really useful information above. Have few other questions.

1) Can the property being bought by the fund be financed and the fund still eligible for tax gain deferrals on the amount invested from it?

2) If the asset is financed, does it also reduce the requirement for substantial improvement? For eg: property purchased for 100k with 50k from the OZ fund. Does it mean the fund still need to make 100k in substantial improvements or just 50k (ignoring land value for this example).
