Hello Folks,

I'm Looking to purchase my first Rental Property in Kankakee area. I had a Conversation with one Local property Management Company looks like i don't have much options. 

1.asking me to have General Liability Coverage for them above 1million.(purchase price of $120K) is it normal? do the landlords supposed to pay for it or PM Companies should have their own?

2. Biggest deal breaker for me is Tenant replacement. which is 1 Months Rent. if I  do that I will  cash flowing negative. 

and my last question is that Possible to manage a 5 Unit property by myself if I Live Out of state? any online software I can use to leverage for my benefit?

so can we Purchase the property and transfer the deed to LLC?

i just can not stick my head to the advice i received from many savvy Investors that stick to one or two markets only. there is so much money to be made and all sorts of data available online. i can find out about any market in few minutes why i can't follow opportunities?

I just looked up for myrtle beach data it has 76.3 while the US average is 22.7. do u look at these stats? any advice on how to choose secondary and tertiary markets to focus? what data points to look for

Hello BP Community, I'm ready to land my first deal. no out of pocket cost for me. it generates $200 cashflow for me + 20% COC for my capital partner and we both get equity end of the loan term.

so my question is it's a 4 unit+ single family on same lot. I'm using PML to lend 80% LTV. at what stage do I setup LLC? it's in Illinois. can I do it after purchasing? or it has to be done before the acquisition? any other advices for this newbie? Thanks!!

if it's not a Value add and still a Great deal 25% below Market Value, is it Possible to get 100% Funding?

is there any lenders out there that give 100% LTV for Great Cash flowing Properties?

i was actually Looking for Investor Loans

If I can negotiate Seller financing with Seller for 80% LTV and seller is willing to take Second position on the loan. Is that possible for me to go to a PML and raise 20% down pay from them?
