my partners are set to close on a Land in NC, we are exploring the option of Mixed-use Development, one main component for my analysis is Debt Interest rates so can someone Recommend what are some Good loan programs or resources where i can find more Information. TIA!

@John Warren Thanks john, it will be crazy to expect 3 or 4 cap for south shore. all i wanted to know is whether or not there will be a Upward trend in pricing for the coming years with fundamentals getting Improved

Agree that Demographics won't change but if there is Opportunities that Improves Living Conditions of these Distressed Neighborhoods do you think that will Compress cap rates over Long term Horizon?

Hello fellow Investors/Brokers, 

we are looking at a Multifamily 10+ unit property in south shore Neighborhood between jeffery and 70th east. its fully stabilized and Cash flows pretty well. I'm intrigued by the fact that Obama Presidential Centre will be taking Place in Jackson Park and this property looks like 2-3 blocks away. I also heard my Broker saying Capital chasing Multifamily in south shore. 

Posting here to get Locals opinion on what you guys seeing and your future Projections for this neighborhood? TIA!

@Brandon Sturgill you brought some really Important points that I did not think before. using having Move in/ Move out checklist helps

but to address tenant needs we personally want our tenants to be happy so will communicate with them on that. just discovered Buildium, looks this Platform is solid and far better than Zillow RM. it has a feature to add local handyman, Repairs ticket, status track, Community wall to notify all tenants and much more. i will see if anyone had any success stories using these Platforms. 

anyone uses Zillow rental Manager or any other Prop Mgmt software for Self managing OOS or Local Properties?

noticed only thing that Zillow does not have is Coordinating Repairs & Maintenance or add handyman details to the platform for effective communications between tenant and local handyman.

hello guys, identified a Property in cook county that matches our Criteria. but i've been reading a Lot about taxes, is there a Cap for how much they can raise? wasn't able to find much info on their Portal neither on google. 

@John Clarkwhere families prefer to stay, safe to go for a little walk in the nigh time. anything above 10+ units. 

any comments on Cook county? identified a Property Looks very good with demographics
